Tyler Compton is an attorney in Bricker Graydon Wyatt’s Public Finance Group and has a practice focused on economic development projects, including commercial Property Assessed Clean Energy (C-PACE) financing, new community authorities (NCA), tax increment financing (TIF), community reinvestment areas (CRA), and joint economic development districts (JEDD). He provides general counsel services to energy special improvement districts and lender’s counsel to organizations that finance the energy efficiency projects through PACE. Tyler also has experience with state and local tax, including sales and use tax, and frequently represents port authorities on sales and use tax exemption projects and bond fund capital lease transactions.
Ty is a 2018 graduate of The Ohio State University's Moritz College of Law. While at OSU, he served as business editor of the Ohio State Journal on Dispute Resolution and as vice president of the school’s Sport and Entertainment Law Association.
Across Ohio, communities are working to transform historic buildings from vacant and underutilized properties into productive, economically viable assets. Former department stores become hotels. Historic office buildings become apartments. Schools become housing and community facilities. Theaters become entertainment venues. Warehouses become restaurants, offices and mixed-use developments. This is the work of historic preservation through adaptive reuse finding new economic and community purposes for buildings that are important to a place's history and identity. But having a great reuse plan is only the beginning. The real challenge is making the project financeable. Adaptive reuse projects often carry the added complexity of older building systems, deferred maintenance, environmental issues, code upgrades and significant capital needs. At the same time, the very improvements required to make these buildings viable for their next use—HVAC, windows, roofing, insulation, lighting, water systems, building-envelope improvements and renewable energy—can create opportunities for alternative financing.
